Things to do before buying a property in Lanzarote
There are some things that should always be done before buying a property in Lanzarote. A reputable agent or mortgage lender will do this for you – but at least you will know ahead of time to be ready to ask them.
- We highly recommend you to hire a surveyor to verify the adequacy of the purchase price.
- Always ensure that the property is exempt from mortgages or outstanding debts. Make an enquiry at the local Property Register (Registro de Propiedad) to find out.
- In order to make sure that your property won’t be affected by any public or private building project, contact the Town Planning Department (Departamento de Urbanismo) of the Local Council (Ayuntamiento).
- The former owner of the property should be up to date on the Property and Capital Gains Taxes payments, as well as on the payments for basic utilities (water, electricity, telephone etc.) and the Owners’ Community. If you can get copies of the last bills, you can change the details for the direct debit (which, quite often, is a condition for the supply of the service in Spain).
